Painters in Dallas

A painter who claims every zip from Oak Cliff to Lake Highlands as daily work is selling a map, not a calendar. From Allen, North Dallas and Far North Dallas are the realistic first stop: 1940s–90s houses, real wood trim, popcorn, brick ranches, and streets that do not all live under one HOA. We walk the house we are asked to walk. Oak Cliff, South Dallas, and Pleasant Grove are still Dallas. We quote them from a walk if you book one. They are not the day’s default.

When the full-house wall offer applies, walls are $1 per square foot including Sherwin Williams paint, labor, and materials. A 2,000 square foot house is $2,000 to paint all walls. Ceilings, trim, cabinets, popcorn, and exteriors are separate line items.

Interior painting in Dallas

Interior painting in the Dallas stock we see is not a Frisco beige reset. Older North Dallas and Lake Highlands houses still have popcorn, orange-peel or knockdown that was never uniform, honey oak kitchens, and trim that is actual wood, not MDF. That wood may stay stained, or it may take paint after a real sanding, not a one-coat slap over varnish. We cover floors and furniture, fill and sand, and match texture on patches so a 1968 wall does not get a shiny blotch of new mud.

Popcorn ceiling removal is a common Dallas ask on 1950s–90s interiors. It is its own scope because of dust and the skim that has to happen before a smooth paint job. Cabinet refinishing is quoted after we see the doors. The wall price does not include popcorn, cabinets, or heavy drywall repair.

Exterior painting in Dallas

North-side Dallas exteriors are mostly brick that should stay brick, with faded gable siding, chalking fascia, and garage doors that have taken hail and urban heat. West and south elevations cook. Old trees help some walls and keep others damp. We power-wash where it helps, scrape and caulk where the last coat failed, and spec Sherwin Williams exterior products. Exterior work is quoted from a walk-around. It is not the $1 / sq ft interior wall price.

Dallas neighborhoods

From Allen we mainly estimate North Dallas and Far North Dallas along the Preston, Hillcrest, Midway, and US-75 corridors; Lake Highlands east of 75 toward White Rock; Preston Hollow-adjacent streets; and the Richardson-facing and Plano-facing edges of the city. A Lake Highlands ranch with original oak is not a Far North Dallas two-story off Frankford.

Dallas HOA considerations

HOA control is less universal in Dallas than in Frisco. Plenty of 1950s–80s streets have no association. Some townhome rows, planned pockets, and newer infill do. We never assume Dallas means “paint whatever you want,” and we never assume it means a design-guidelines PDF. If you have an approved color list, bring it. Brick stays unpainted unless you have a reason and, where an association exists, written approval. Interior paint is your business, not the city’s.

Common home styles

The mix we walk is 1940s cottages through 1990s brick two-stories: ranches, split-levels, and production two-stories with real wood trim. Lake Highlands and older North Dallas lean smaller rooms, more trees, more original texture. Far North Dallas toward Richardson and Plano starts to look like those suburbs. Inside, popcorn and oak show up more than board-and-batten and designer gray. We paint the house you have.

Local climate considerations

Dallas sits in an urban heat island that Allen does not fully share. West brick and trim take harder UV. Older trees cut sun on some elevations and hold moisture on north walls and shaded fascia. Clay still moves, so caulk at brick-to-trim joints opens. We spec Sherwin Williams for this weather, we do not paint dripping exteriors, and we recaulk the joints that actually fail.
