Painting in The Colony, TX

The Colony is two paint jobs on one map: original 1970s–80s streets with aging siding, and newer Austin Ranch / Grandscape-era houses with fiber-cement. Nebraska Furniture Mart and Grandscape are commercial landmarks, not houses. If you found us on Google in The Colony, the shop is still 1309 Ballantrae Drive in Allen. inStyle Painting & Remodeling DFW paints interiors and exteriors here: walls, trim, cabinets, drywall and texture, popcorn removal, garage floors, and power washing. Certified and insured. Sherwin Williams. Hours by appointment. Call (469) 777-8281 or request a free estimate.

Painters in The Colony

A painter in The Colony who only knows new fiber-cement will miss the original streets. A painter who only knows 1980s siding will miss Austin Ranch. We drive over from Allen, walk the actual house, and quote that house. Production trim and texture on the newer side are familiar: our crews learned that kind of work, including DR Horton and Grand Homes, before we took on homeowner jobs. Older Colony siding is a prep problem, not a branding problem.

When the full-house wall offer applies, walls are $1 per square foot including Sherwin Williams paint, labor, and materials. A 2,000 square foot house is $2,000 to paint all walls. Ceilings, trim, popcorn, cabinets, drywall, garage floors, and exteriors are separate. We confirm after the walk-through.

Interior painting in The Colony

Interior painting in The Colony splits with the housing. Original 1970s–80s houses often have popcorn, oak, smaller rooms, and trim that has been painted more than once. Austin Ranch and later plans are knockdown, taller drywall, and builder beige on a first or second cycle. We cover floors and furniture, fill and sand, and cut clean lines. Rooms stay livable. The last step is a walk-through with you, not a text that says we are done.

Cabinet refinishing is a common ask in both stocks when the boxes are sound. Older kitchens are often honey oak. Newer kitchens are often glaze or espresso from a 2010s build. Neither is in the wall price. Popcorn removal is more likely on the original streets and is its own scope because of dust and skim coat.

Exterior painting in The Colony

Original Colony exteriors are older siding, chalking trim, and garage doors that have taken decades of hail and west sun. Newer streets are fiber-cement around brick and stone, with HOA palettes and the usual North Texas fade on dark colors. Grandscape is a commercial district. We do not treat it as a residential job, and we do not pretend a storefront photo is a house we painted. Residential exteriors are quoted from a walk-around. They are not the $1 / sq ft interior wall number.

The Colony neighborhoods

We estimate on the original 1970s–80s Colony streets and in Austin Ranch and the Grandscape-era residential that went up with that commercial boom. Nebraska Furniture Mart and Grandscape tell you where you are on the map. They are not subdivisions we paint as homes. Tell us whether you are in the older grid or the newer planned streets. The substrate, the popcorn question, and the HOA packet all change with that answer.

The Colony HOA considerations

Austin Ranch and many newer streets require architectural approval on exterior color. Original Colony streets are mixed: some have an association, some do not. We never assume “no HOA” because the house is from 1982, and we never assume a Grandscape-era palette is allowed on an older street. Bring the guidelines if you have them. Brick stays unpainted unless you have written approval. Interior paint does not go through HOA review. If they want a sample on the house, we can put one up.

Common home styles

The mix is the story: 1970s–80s siding and brick ranches or two-stories on the original streets, and 2000s–2010s fiber-cement and stone on the Austin Ranch side. Inside, that means popcorn and oak on one end of town and knockdown and builder beige on the other. We spec sheens and primers for the substrate in front of us. We match texture on patches so a 1980 wall does not get a 2018 smooth blotch.

Local climate considerations

The Colony sits on the same clay and the same west-sun as the rest of Denton County. Older siding fails as peeling and chalking. Newer dark palettes fail as fade. Hail finds fascia and garage doors on both. We spec Sherwin Williams for the failure you have, we recaulk the joints clay soil opens, and we do not paint dripping elevations just to keep a date.

The Colony projects

We do not invent The Colony job addresses, and we do not caption a Grandscape photo as a house. Typical work is interiors on original 1970s–80s stock, popcorn and oak cabinet jobs on those streets, and HOA exterior color on newer fiber-cement. The gallery is labeled examples, not a Colony address book.

The Colony customer testimonials

We have no bylined The Colony reviews we can stand behind, so we are not inventing one. Company reviews are on our Angi profile. After a Colony job, you are welcome to write one with the city on it.

The Colony FAQs

Do you have an office in The Colony?

No. The shop is at 1309 Ballantrae Drive, Allen, TX 75013. We drive to The Colony for estimates by appointment. A Google listing is not a second shop.

Can you paint both old siding and new fiber-cement?

Yes. They are different prep. Older siding needs scrape, wash, and honest talk about what the boards will still hold. Fiber-cement needs clean lines and an HOA color that will not chalk off in two summers.

Is The Colony on the $1 / sq ft wall offer?

When the offer applies, walls including Sherwin Williams paint, labor, and materials. A 2,000 square foot house is $2,000 to paint all walls. Popcorn, cabinets, and exteriors are quoted separately at the free estimate.
