Painters in Irving have to say which Irving they mean. Valley Ranch is 1990s–2000s production near Coppell and the Dallas line: brick and stone, association rules, interiors that look more like a Collin County two-story than a 1960s ranch. Las Colinas is planned, corporate, and mixed: offices, condos, and residential streets with tighter controls. South Irving is older, more modest, and a longer, different drive from Allen. Irving neighborhoods

From Allen, Valley Ranch and Las Colinas are the neighborhoods we are most often asked to estimate: Valley Ranch toward Coppell and MacArthur, Las Colinas toward the urban center, the canals, and the corporate campuses. South Irving, the older grid toward downtown Irving and the airport-adjacent streets, is still Irving. We will quote it from a walk if you book the visit. It is not the default weekly drive, and this page will not pretend otherwise. Name the part of town. The prep is not the same.

Irving HOA considerations

Valley Ranch and much of Las Colinas expect architectural approval on exterior color. Palettes can be limited. Brick and stone usually stay unpainted. We do not submit the HOA form for you, but we will paint to the approved color and put a sample on the house if the association wants to see it. South Irving is mixed and often has no master-planned HOA. Interior paint does not go through an association in either half of the city.

Valley Ranch: 1990s–2000s two-story brick and stone, production trim, open interiors. Las Colinas residential: planned, sometimes denser, more association control, some contemporary finishes. Local climate considerations

Irving sits west of Dallas, still on clay, still in the 90s and 100s. West elevations fade. Las Colinas and Valley Ranch have more recent dark or designer colors that chalk if the product is cheap. Older south Irving fails as peeling on trim and chalking beige siding. We do not paint dripping exteriors after a storm, and we recaulk the brick-to-trim joints that actually open here.
